In need of extensive refurbishment, this 5 bedroom end of terraced Edwardian house was extensively refurbished using Code for Sustainable Homes principles during 2007-2008.

This has resulted in the following:
- Use of high-efficiency Sedbuk A+ rated gas condensing boiler, thus reducing potential energy use, Co2 emissions and reducing gas bills for the occupier.
- Use of low energy lighting fittings and lamps for over 85% of light fittings, reducing energy use, Co2 emissions and reducing electricity bills for the occupier.
- Use of class leading A++ and A+ energy efficient appliances, thus reducing electricity consumption, Co2 emissions and electricity bills for the occupier.
- Chain of custody certification for over 90% of timber used, thus reducing the environmental damage caused by un-sustainable forestry
- Use of recycled paper and mineral wool insulation to achieve U values of 10% in excess of Part L Building Regulation Requirements, thus reducing heat loss from the building and consequent use of energy.
- Use of high-performance low-e coated timber and aluminium double glazing in new extension and bedroom 5 areas thus reducing heat loss from the building and consequent use of energy.
- Use of natural oils, varnishes and paints in some areas, thus reducing the use of environmentally damaging petrochemical substances and contributing to a healthier home environment.
- Rainwater recycling through the use of a 190L rainwater butt to provide for garden watering
- Use of ultra low and low water use toilets, thus reducing water consumption.
- Use of reclaimed timber, masonry and roofing materials where possible.
- Use of 100% wool carpets thus reducing the use of environmentally damaging petrochemical substances and contributing to a healthier home environment.

Structurally, reconfigured at ground floor level to create a wider but shorter footprint to create a large open plan kitchen family space in lieu of the traditional sucession of every narrowing rooms culminating in a toilet. The resulting room is now a wonderful light filled airy space with two sets of high performance double glazed timber French doors leading directly onto a deck and enlarged garden.
